PAF Tarnol’s high tide piques investor interest


                                         



Pakistan Air Force (PAF) Housing Society, Tarnol, is one of the many projects located near the New Islamabad International Airport. Investment volume here continues to rise even as I pen this blog because of the project’s location, and many other factors. Plot owners are anticipating further hikes in values, and are reluctant to sell at the moment.
A look at the price trends
As compared to other housing societies located in the neighbourhood, price appreciation has been the highest in PAF Tarnol. In the last 45 days, property rates have gone up by 30% for both 10-marla and 1-kanal plots. Readers must also know that the size of a 10-marla plot here is equal to a 12-marla plot sold in other societies, while a 1-kanal plot is as large as a 24-marla plot, instead of the regular 12-marla size.
At the moment, the price of a 10-marla residential plot ranges between PKR 5 million and 7.5 million and that of a 1-kanal plot falls between PKR 8 million and 130 million. In terms of availability, only a limited number of sellable units are obtainable right now. According to my sources, potential buyers with cash in hand are searching hard to score a deal.
What makes PAF Tarnol special?
The gated and walled society is fully developed, and is equipped with all the basic facilities needed. Security here is unsurprisingly top-notch. Around 40 per cent of the project is currently populated, and over 300 families currently live here.
In terms of location, this project is conveniently close to the new airport yet far enough from air traffic, which could disrupt its peaceful ambiance.
What’s in store?
In the previous year, the society maintained a low profile among its competitors. Plot owners, too, held their ground patiently to see the tide turning for this project. However, if you think this ship has sailed, you are wrong. This is still a good time to get your hands on any deal from the society. Getting property before the new airport becomes operational in August will work out well, since property rates here can climb up by another 40 per cent.
The routes
The society has direct access from the six-lane Fateh Jang Road, and Islamabad-Peshawar M-1 Motorway. Furthermore, the under-construction CPEC route runs parallel to PAF Tarnol, from where it will be linked with M-1.
The Metro Bus project, work for which has already begun, will also help improve accessibility for PAF Tarnol. The planned Green Bus Service will provide easy access to residents here.
In addition to the mentioned infrastructural facilities, a mega road avenue will connect PAF Tarnol with the GT Road near Rawat.
The final verdict
Plots in PAF Tarnol were allotted to serving officers from the air force, who haven’t just proved to be patient but also far-sighted. Despite the fact that the society struggled for years to get this attention, I didn’t come across many plot owners that complained. Their patience has paid off and I completely understand why many of them are still holding on to their property.
At this point in time, investment in this society will bring in good returns. I would recommend readers not waste more time and go for it.
